To Contractors:
Please forward this notice to your insurance agent, broker or carrier and authorize such changes as will conform your insurance to the contract requirements. Commencement of the work must await receipt and approval of a satisfactory insurance certificate in accordance with the “Insurance” provisions set forth in the contract.

Minimum Insurance Requirments For Contractors

A. Thirty Days’ Cancellation Notice: Contractor will provide to Owner thirty (30) days’ advance notice of any change, non-renewal or cancellation of insurance coverage.

B. Workers’ Compensation: Said insurance certificates will give evidence of Workers’ Compensation insurance in accordance with the statutory requirements of the State of New York.

C. Longshoremen’s & Harbor Workers Act: Said insurance certificates will provide the applicable Longshoremen’s and Harbor Workers Act statutory coverage limit or one million dollars, whichever is greater; this coverage is required for any work near navigable waters.

D. Liability Insurance: Said insurance certificates and endorsements will give evidence of both Contractor’s comprehensive general liability and auto liability insurance stating expiration dates and limits as specified below.

(1) Minimum Limits of Liability Coverage: The insurance provided herein shall afford to Owner liability coverage in the following minimum amounts:

  1. Comprehensive automobile and vehicle liability insurance covering claims for injuries to members of the public and damage to property of others arising from the use of motor vehicles, including owned, non-owned, and hired vehicles, with Bodily Injury limits of $2,000,000 and Property Damage limits of $2,000,000.

  2. Commercial general liability insurance covering claims for injuries to members of the public and damage to property of others arising out of negligent acts or omissions of Contractor or any of its employees, agents or subcontractors, with Bodily Injury limits of $2,000,000 and Property Damage limits of $2,000,000, and endorsed for contractual liability.

  3. Professional liability insurance in the amount of $2,000,000, including coverage for errors and omissions caused by the Contractor's negligence in the performance of its duties under this Contract.

  4. Asbestos: For all Contracts involving the removal or encapsulation of asbestos, a minimum of $1,000,000 occurrence type GCL coverage is required.

    If any policies referenced in these insurance requirements exclude coverage of hazards described in Manufacturer’s and Contractor’s Liability Manual issued by the National Bureau of Casualty & Surety’s Underwriters under the following
    symbols:

x. Damage caused by blasting and explosion;

c. Collapse or structural injury due to excavation, tunneling, demolition, etc.; and

u. Damage to underground property arising out of excavating or drilling in streets or highway with mechanical equipment; and

the Contractor is to perform any of the operations referred to under said symbols, the exclusion or exclusions relating to such operations shall be eliminated by endorsement to said policies prior to the performance of any Work hereunder.

E. Additional Insured: Owner requires that it be named as Additional Insured on the Contractor's General Liability and Auto Liability policies.

F. All insurance policies shall be issued by insurance companies listed and admitted to do business in the State of New York that are acceptable to Owner and are rated "A" or better by Alfred M. Best Company.
